How does a recent home buyer claim their $8k buyer tax credit ??? Simplified Version
The buyer claims their tax credit on their Federal income tax return. The tax credit is for a primary residence. Recent home buyers need to complete IRS form 5405 to determine their tax credit. Once determined, they can claim the amount on line 67 of their 1040 income tax return for 2009. The purchase HUD statement from their closing of the home needs to be attached to form 5405. No other paperwork is required.
There have been questions regarding this tax credit being “refundable”. The credit is refundable in that a home buyer credit can be claimed even if the buyer has little or no federal income tax liability to offset. Typically, this involves the IRS sending the buyer monies for a portion or even the entire amount of the “refundable “tax credit.
Another question, what is the difference between a “tax credit” and a “tax deduction”?
A tax credit is a dollar for dollar reduction in what a tax payer owes. A tax deduction (.i.e. .little baby Johnny-dependant deduction) is subtracted from the amount of income being taxed.
Hopefully this may be of help to several of you. Please note this is my understanding of the tax credit. I am not a CPA or tax expert (I am a REAL ESTATE PRO) Therefore this information should be confirmed by a financial tax expert and or the IRS

There have been questions regarding this tax credit being “refundable”. The Top Five Home Improvements...
As a Real Estate Professional we need to have a vast knowledge of items
pertaining to Real Estate. We need to know how to pre approve a buyer
and how to get the buyer closed. We need to know how to price, market
and negotiate a favorable transaction for our seller.
We also should know the top five home improvements... rough rough..
Here are the top five national items to recoup the cost of project, as per the
January 2010 Realtor Magazine.
#5. A Minor kitchen remodel
#4. A deck addition
#3. An attic bedroom Addition
#2. New siding...
$1....And the number one item....drum roll please.....A new front entry door.
I must agree ....especially with the front door. I tell my sellers it is so important
when the buyer is entering the home,how vital it is to make a good impression !! .
So add a new a gorgeous entry door....you will be glad you did !!!

My Droid helps me show buyers
This past weekend I was pleased to show homes to a first time buyer. I had set and mapped all the showings, yet they were all over the place. I was a little concerned about my routing. I wanted to concentrate and enjoy the tour. I do realize the great use of a GPS, except my GPS was on the Fritz. I had recently experimented with the mapping app on my new phone, the Droid. The Droid came to the rescue, I was able to get the Droid mapping and off we went, it worked great. I have master another great feature of the Droid phone. Try it , you will like it !!
